Summary:
Responsible for assisting the construction quality control manager with the preparation, review and inspection of units for turnover to leasing operations for a hi-rise residential project currently under construction in the Miami, FL.
The successful candidate must possess the requisite experience to provide a detailed assessment of each unit and track completion of all items with the contractor for final unit turnover.
ESSENTIAL DUTIES AND
Responsibilities:
Assist with the preparation, review, tracking and update of the unit punch list for each assigned floor.
Ensure the General Contractor/Subcontractors have corrected all deficiencies identified by the project team.
Walk units daily to monitor activities and assist in future planning.
Prepare weekly update reports on the status of completion for all unit punch list items for senior level review.
Assist with the coordination of all outstanding unit punch items with the general contractor and their subs as instructed/required.
Assist and attend all scheduled meetings pertaining to the completion of the unit punch list, including recording minutes and tracking completion of all action items.
Provides additional support to the construction during the project turnover phase.
Performs other related duties and assignments as required.
SUPERVISORY
Responsibilities:
None.
Qualifications:
General knowledge of established architectural and construction practices, procedures and techniques as well as applicable local, state and federal building codes and legislation.
Knowledge of administrative practices and procedures.
Experience working with General Contractors and Subcontractors Strong computer skills and familiarity with standard office equipment (copier, fax machine, printer, shredder.
) Excellent verbal and written communication skills.
Well organized and flexible with the ability to multi-task Proactive and able to react to changing priorities.
Ability to interact effectively with all levels of employees and external contacts.
EDUCATION and/or
Experience:
Computer skills including, database software, internet, e-mail, (MS Outlook) MS Excel, MS PowerPoint, MS Word.
Architectural background or construction field experience is a plus.
CERTIFICATES and LICENSES:
None.
LANGUAGE SKILLS:
Ability to read and comprehend complex instructions, correspondence, memos, blue-prints and floor plans.
Ability to write clear correspondence.
Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization.
REASONING ABILITY:
Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.
Ability to solve practical problems and deal with a variety of concrete and abstract variables in situations where only limited standardization exists.

Estimated Salary: $20 to $28 per hour based on qualifications.
